Robert Mittelstadt served as architectural design consultant for this 20-story speculative office building by developer ARCON, Inc. in the South of Market district. The exterior skin is Drivit, lightweight assembly of reinforced plastic weather membrane bonded to Styrofoam and gypsum board panels. Glazing is reflective glass. The tower design incorporates two interrelated curtain wall systems, one of which is a perforated, opaque sheath that surrounds a reflective glass curtain, topped by a glazed mansard roof form. Within this two-story greenhouse is a penthouse of balconied offices that served as the set for the film, The Advocate. On the Hawthorne street frontage the building is set back to form a terraced plaza planted with grape ivy, Hawthorne bushes, and Pittosporum eugeniodes trees designed by Michael Painter, Landscape Architect.
